Permits
A PERMIT is required prior to the erection, construction or alteration of any building, structure or any portion thereof and authorizes the legal use of the property and use occupancy after construction is completed.
Application for permits shall be made in writing to the Zoning Administrator designated by the Board of Supervisors, and shall contain all information necessary for such officer to ascertain whether the proposed erection, construction, alteration or use complies with the provisions of the Zoning Ordinance.

Special Permits
The following are special permits:
Conditional Use
Conditional Use applications are reviewed by the Planning Commission and the Board of Supervisors. The recommendation of the Planning Commission is advisory; the Board of Supervisors shall hear and decide requests for all conditional uses filed with the Board of Supervisors, in writing, by any landowner (or any tenant with the permission of such landowner). In granting a conditional use, the Board of Supervisors may attach such reasonable conditions and safeguards.
A public hearing will be held within 60 days after the completed application is filed by the applicant. The Board of Supervisors shall approve or disapprove the request for a Conditional Use within 45 days following the public hearing.
Special Exception
Special Exception applications are reviewed by the Planning Commission and the Zoning Hearing Board. The Planning Commission provides a written report of its recommendations to the Zoning Hearing Board. The Zoning Hearing Board shall grant or refuse special permits for special exceptions.
A public hearing is held, any party may appear at the hearing in person or by agent or attorney. The Zoning Hearing Board shall grant or deny request and may prescribe any conditions and safeguards deemed necessary to which the variance applies.
Zoning Variances
Variance applications are reviewed by the Zoning Hearing Board and the Planning Commission. The Zoning Hearing Board hears appeals concerning the interpretation, or an administrative order. A written appeal is made to the Zoning Administrator’s office within 30-days after receipt of notice of such decision.
The Zoning Hearing Board shall schedule a public hearing within 60 days from receipt of applicant’s written request. The Zoning Hearing Board shall grant or deny request wholly or in part and may prescribe any conditions and safeguards deemed necessary to which the variance applies. A written decision is provided within 45 days from the hearing date.
